We got the chicken kebab and barberry rice - the chicken was sooooo moist and juicy and flavorful. We also got the koobedeh & rice and the rice was so perfect and meat looked just right. Nice staff, food came quickly with a nice salad before. Would eat again!
Great ambience, delicious food, in a great neighborhood. If you are looking for spicy grill, this is not it. But if you are looking for amazingly delicious grilled food you will be pleased. They should serve sauces with Zeitoon Palace Plate.

It was my first time here. We had the hummus, baba ghanoush, lamb shanks, Cornish hen, and beef stew. The Cornish hen and lamb shanks were the most delicious entrees. The rice that came with the entrees were cooked perfectly. Goes well with the entrees.
Comfortable and inviting atmosphere. We ordered the lamb shank $30 and chicken fillet kebab $25, coke $4 and sprite $4. We truly enjoyed the food. However, when we received the receipt there was an auto gratuity(15%) of $9.45 plus tax. I asked if there was any way to adjust the tip but she couldn’t. Unfortunately it’ll be our first and last time here.
Lamb Shank is a must try of this place. I've visited this place twice and I'm really satisfied with every dish tried here. Definitely try their ice cream. I'm kind of addicted to this. The location is perfect as well. This place is a bit costly but the food, service and atmosphere is worth every penny. Highly recommend if you like persian food.

Me and my son are vegetarians; we asked for a substitute for stew, like a skew of grilled tomatoes. They rejected a restaurant with no flexibility, which was a rare experience. Vegetarian options: One vegetarian option with no flexibility to substitute dishes.

We were visiting the town and my parents were craving Persian food, my mom is usually picky with Ghormi sabzi, and she gave it 5 starts it was cooked for the perfection. My dad has medical issues and he can barely talk I asked him how was the Ground beef kabob and tried the ghormi sabzi? He said it was excellent. Thanks guys for putting the smiles on my parents face and reminding them with authentic Persian flavors

The food was outstanding. Flavorful and lots of it. Staff was excellent. We felt it was a good value. Great spot for kids. Or a date. They do not serve alcohol. We took lamb chops home for my son and he absolutely loved them. We ate at the restaurant.
The food is overpriced and mediocre at best. It was obvious their mirza ghasemi was reheated in a microwave and wasn t fresh at all. Only their barg kabob was decent. Their service is terrible. We were waiting for 10 minutes while other customer who came after us were being served. I had to go and remind the front desk to come and take our orders. They automatically charged 18% tip for a terrible service that truly deserved no tip at all. These days, there are many Persian restaurants in the area and this kind of service and pricing is not acceptable.

We ordered kebab koobideh, and while the food quality was amazing, it is overpriced compared to other restaurants. I was extremely disappointed and shocked by the service; right after finishing our lunch, we were asked to leave the table because other customers were waiting! I do not recommend this restaurant!

First thing i want to let everyone know that there is a 15% tip added on the bill you like it or not. Then the Mirza was heated using microwave and tasted awful. The meat seasoning is dull with no taste. Ovwrall experience is bad and will never come back.

amazing food I orders the shank and my brother ordered the koofta it was extremely tender and tasted amazing. I recommend the shank more because it basically melts in your mouth. But if you want the best bang for your buck take the koofta it tastes amazing and is very chewy like it is supposed to. The water took 1 minute and 12 seconds. Good costumer service!
Perhaps an off night, but I was disappointed. I grew up eating Persian food, and took a friend for his first experience with the cuisine. I had very much enjoyed Zeitoon on previous visits, but this time the khoresh/stews didn t taste fresh (and the yellow split peas in one of them were overly mushy). There was no Tahdig (crispy rice) available to order - a big miss! Dough (yogurt drink) portions were small. Finally, when the bill was presented, they had automatically added gratuity (for a party of two)! Overall, the food and hospitality were just not up to par. I hope they use this feedback to get better.

Kobideeh is priced at $24 here, whereas in other Persian restaurants, its $20. They charge $4 for a Coke, whereas elsewhere its $2.50. $10 for mast o mosir is incredibly expensive. The food quality is poor, portions have been reduced, and on top of that, theres a mandatory 15% gratuity added without customer consent. I advise avoiding this establishment and not supporting their business practices. Save your hard-earned money and steer clear of this overpriced and arrogant Persian restaurant.

The food and the service were poor and didn t meet our expectations. Be easy to receive no response when you say thank you. About the food, the rice was a low quality basmati and the chicken kebab was not fully marinated with Safran ( they used turmeric).
Barg kabob was delicious. I recommend it. Salad comes with food. The rice could have better taste and smell.

Unfortunately I cannot tell you about my dining experience because when I called to confirm and see if I could pre-order some things to start I was told that I had a $450 minimum for a party of 10. When the average entree on their menu is $25 I find this to be alarming but even more so that after having a reservation for 2 weeks no one told me this. I explained to this person that answered the phone that I felt that this was unfair, specifically since I was calling them. I asked him what would happen if I just showed up and how he would expect to enforce a minimum with no agreement. He told me that he couldnt do business with me. Or reference I worked and the full service restaurants for 20 years and I have no problem with minimums, would I have problems with is opportunistic people who try to take advantage of guests.
TL:DR - A pretty tasty option that is a little overpriced and little rough to look at. The food is exactly what one would expect for flavor and presentation. A great little jaunt into a cuisine under-represented in the area. The structure itself clashes as it is and a weird lack of employee decorum for the cost. Tennis shoes and jeans in an old steakhouse. I would go everywhere once before repeating here.
Food was amazing I love Persian food and the chicken was juicy and cooked perfectly and the rice is good aswell. I got the Chicken fillet kebab and I loved it. Salad was complementary aswell. The saffron icecream was delightful but quite pricey for the amount. Service was the only thing, staff was kind of all up in your business even from a far constantly looking over but also not able to get a hold of? Mix ups with the drinks and the charges was annoying. If I were to come again I would just probably sit far away from the front bar to avoid staff.

Its unfair and feels like theft when a restaurant charges for a tip without clear communication. If theyre including a tip automatically, they need to explicitly inform customers, not just with small font in the menu. I ended up double tipping them. Later on, a friend informed me about this. Honesty is key. Most places that add a tip tell you when presenting the check, but this restaurant failed to do so. I was a huge fan but will never go back since I lost the trust in them. And that s how someone loses a customer because of being shortsighted.

I m a bit sad that I tried Zeitoon just now after living in Seattle more than eight years. So far it was the best Iranian restaurant that I tried in this area but also the most expensive one. Highly recommend it, service was great! PS: it was that good that I forgot to take photos of our food.
Unfortunately with great surprise, this is the third time we called this Iranian restaurant and then we went there for lunch, and to our surprise, they gave the excuse of not having time to dine in the restaurant, and unlike usual, instead of 8 pm, they closed at 5 pm. They will, while we went there before 4 oclock. The most disturbing point was the rude and irresponsible behavior of a young lady the receptionist. It is unbelievable that the Iranian society is known for its good treatment and customer orientation, but this restaurant is destroying this reputation. I absolutely do not recommend going to this restaurant. Instead, you can go to other Iranian restaurants and enjoy authentic Iranian food.
We went there yesterday night (06.01.2024) the food was delicious. Even though we didn t have reservations we were able find a place for eight people at 7pm. The servers were extremely kind. While we were chatting, we didnt realize that the restaurant was closed, but the waiters were very polite to us and did not ask us to leave. We had such a good time, thank you Zeitoon Grill House!

This is very nice restaurant, with high quality food and very good service. You get what you paid for is precisely about this place. Very well prepared dishes cooked after you order, fresh and tasty. If you prefer something cheap you may always go to McDonalds, but if you prefer enjoying your dinner - this is the place.
I went there for second time and was impressed with quality of food and their friendliness. We had tahdig with two stews and maast moosir for statters. Fesenjoon is really delicious and Cornish chicken is very tasty. Barg kabob is also very tender and saffron ice cream is absolutely heavenly We also had falodeh and bamieh and bakhlava for desert with Persian black tea which has refill.
Food was tasty and great. I felt it was expensive and not a place where I can go frequently.

Called the restaurant and asked when they ll close (since it was New Years). The receptionist confirmed that they ll close at 6. I ensured to confirm with them that as long as we get there before 6 we will be seated (as we were driving from 40 minutes away). They again confirmed we will be served as long as we get there before 6. Reached the restaurant at 5:37. To our surprise, the kitchen was already closed and we were turned away. When I told them I confirmed with them on the phone and then drove, they simply said it s too late. They simply don t care for customer service or the value of time for their customers. Safe to safe, will never be visiting again.

I experienced the worst encounter in Zaitoon restaurant today. This restaurant has always been my first choice and I would recommend it to my friends. The owner of the restaurant always had a great attitude and unfortunately they were not there today. Today, on Saturday 1/14/23 at 4:30, we were met with a very bad treatment by a man restaurant waite (who called himself Tani). I had reserved a table for this hour and we went to Zeitoun restaurant with some friends. The table was reserved for six people, but he showed us a table for ten people, and finally we found out that the table belonged to another group. And finally we chose another table and sat down. After waiting for more than 20 minutes, with two requests from my friend, he finally brought us food. The tables around us had arrived after us, but they were treated better and they were immediately served (menu, water and refreshments...). My order was Sultani Kebab, and after 30 minutes they brought me only khobide Kebab, and the order was completely wrong and he start arguments about we chose this but food but I know what I ordered. As Persian I completely know qhat is a different between kobideh kebab and soltani and always in all Persian restaurant I order this food. We experienced very different and bad behavior in Zeitoun today. We experienced very bad treatment at Zeitoun restaurant. In the end, he added 18% tip on our bill wittout asking. Unfortunately, this restaurant made a big mistake in choosing an new employee and hired people who do not know the basics of restaurant management at all. I hope they will hire people who are in the glory of this restaurant.
Great hospitality, tasty Persian food, good vibe when you dine im. The only negative point is when you Uber it, first the price is much higher on menu items add with an high service fee for not added value service but frequently missing the notes, also the quantity of food is much less, often qualities. The policy to treat customer when Ubering second hand is not a right one! This needs attentio and correction. Making this as suggestion but not dropping any Star yet.

SCAM WARNING!! DO NOT TIP. There is an 18% gratuity automatically added onto your bill. So unless you want to tip 40%, like we got tricked into doing last night, DO NOT TIP. This is incredibly shady & dishonest business practice, I am disgusted that such an establishment would use this trick to take advantage of people. In tiny tiny font (that my 65 year old mother couldnt read) at the bottom of the menu they mention the automatic gratuity. Then on the receipt they offer an additional line for tipping. So unless you are meticulously combing the menu and receipt, it is very easy to be fooled. Shame on us for not double checking. I guess thats what you get when you trust and assume the best in people. Unfortunately there are people out there that will take advantage of you, and this is one of those places.
There is no variety of food, only meat and meat. I ordered Kashk and eggplant, it was at very small portion. Also, its prices are very high.
Scam!!!! They add gratuity to the bill (no matter the party size) without mentioning it and ask for more when you pay. Beverage comes after appetizer after main course, that summarizes the service. Overpriced refrigerated then microwaved food (mentioned by the staff) that s not worth even half of what it costs.

Normally Im the one inviting my clients to break bread with me. But tonight I was treated to a rare Persian dinner experience by my clients and was also very nicely welcomed by the warm hospitality of the restaurants owner, by way of introduction by our lender Said All of their meats are prepared in the Helal tradition. And today I learned that when you compliment the raw onions, and the mint leaves with the meats, it elevates the taste even more to a new sensation that goes beyond the palate The best part is when you drink the Doogh. It seems like the only beverage that could perfect the meal. It makes you feel relaxed, nourished, & fulfilled. Not tired or sluggish. Why and how is food not cared for and prepped this way? To my Brothers, thank you so much for graciously hosting dinner and extending your time and friendship with me, Amir & Mohammad! We need to do this again

I really recommend this restaurants delicious, soft, and juicy kebabs. They have tasty and well-cooked rice. We ordered tea for baklava, I didnt like the taste of tea at all, and the environment inside the restaurant was very cold as we were wearing our coats, and the prices were a bit expensive compared to the food.
Kubideh was dry and rice was too greasy! But the worst part was Faloodeh! Do not order it! I don t know how someone can make Faloodeh taste like that! Also be careful about the bill. There is an 15% gratuity automatically added onto your bill!

So first things first: the best Iranian food in the Western United States is to be found in Los Angeles and Maykadeh restaurant in San Francisco. Folks in other places have neither the resources nor the skills nor the large enough market to offer Iranian food of that quality and authenticity. That said, Capsian Grill is still the best in Western Washington. I hate to say that as Im not a big fan of the brothers who own Caspian. My wife is disabled and we used to go there accompanied by her caregiver and it was so obvious those dudes didnt like to have disabled people in their fancy restaurant but truth is the truth. Zeitoon is good, not great, and not as good as Caspian. The joojeh had only been shown the saffron bottle (as you know saffron especially good saffron isnt cheap) and had been marinated in not enough onions and lime juice. The rice had been drained too quickly and so was a la dente: Iranian rice is not Italian pasta. While it must be fluffy with long grains, it mustnt be a la dente. The koobideh was ok but neither moist enough nor soft enough for my liking. So, all in al, while Zeitoon is a welcome addition to the Western Washington market, dont go in there expecting Shamshiri or Maykadeh quality chelo kabob. Are they expensive? Well yeah, but these days what isnt!

Everything delicious me and my husband order zeitoon grill house plate it comes with rice and big bowl of salad and bread so yummy and we order baba ghanoosh and keshesk so tasty would come again fie sure the place is near the beach and downtown we walk-in beach lot of people have fun with live music & they eat ice cream.

Well, the waiter was a nice young man. The food was ok not great. Didnt like the attitude of the lady who sat us. Seems as if she was a manager with a huge chip on her shoulders and not realizing that customers make everything happen in her business.
I really didnt like the food. We ordered 3 stews, and only Ghormeh Sabzi was to my liking. Food in other Persian restaurants in the area is definitely better. Prices are higher than other restaurants, which is not justified considering that food quality is not better.

I visited Zeitoon last night with two friends. Ordered family style kabob and Ghormeh Sabzi. The food and service were excellent. Their chicken Kabob was so juicy and delicious. Keep up the good work. This review is conducted a year ago. Last night (9/6/2023) I went with my family and kabobs were dry and it appears food quality in coming down. What happened. This is my third times I was there for the last 9 months. I hope the owner pays attention to the food.
We stopped by here on Thursday about 4 pm and there was only one other table with customers with 3 staff members. Despite that the service was extremely slow and at best indifferent! I wanted to try as many dishes as possible so we ordered Chicken Kabob w Sabzi Rice, Shirazi Salad , Tahdeeq w Geymeh and a Koboodeh kabob. The only dish worthy of a 2nd visit was the chicken. The Geymeh on the Tahdeeq was dry and so was the Tahdeeq itself. If you are wearing dentures; I would not suggest the Tahdeeq here. The Kobeedeh Kabob was over burned and lacked flavor. But what made the subpar flavors bad was the service where I had to raid another table to get napkins! The staff appeared indifferent to the experience customers feel. The place appeared tired and neglected w torn chairs and damaged wood trim. Both the menu and service could use an infusion of passion and care about delivering a unique customer experience.
Food was good but the service needs improvement. When we were there, we had to listen to pop music playing from radio the entire time which gives club/bar vibes than a Persian restaurant.
We came here for a birthday event and couldn t be happier. Loved the warmth of the atmosphere. Service was amazing, we were checked up on to make sure everything was good or if we needed anything. Haven t received service like this in many years. Will definitely be coming back. Last but not least, the food was phenomenal VERY TASTY!

As I am from EGYPT this is the only place I will proudly say it is a real Mediterranean food The food is absolutely amazing everything we tasted melted in other mouths. Try the Zeitoon Palace Plate with side Ganoush , Hummus & Salad Shirazi The service is unmatched. The staff truly cares about your experience and say yes when Shahin (the owner) asked you if you want some tea Again, I have to say, I enjoyed every single bite of the meal and I want you to experience a good taste for our Mediterranean food.

Waiter also was aggressively arguing about it and ended up paying it, almost denied the take out but was not worth it over $5. Got our lunch take out on a weekend from this restaurant. The service was very smooth and prompt. I ordered over a call and the food was ready for pick-up by the time I reached in about 30 minutes. Coming to the food itself, got chicken koobideh kebob and chips fillet kebob. Both of them were accompanied by rice and the taste was amazing. Portion size was good too. The location of the restaurant was nice. Overall recommended for Persian food!!
I m disappointed that I ate my food so fast that I didn t pause to take photos of the food. We had the lamb shank, the beef kebabs, chicken kebabs and the Cornish hen. Plus a salad and hummus. Honestly everything was excellent. It s about the best Persian food I ve had at a restaurant. I m surprised at the 4 star overall rating because this place is excellent! looking forward to coming back.

one of best Persian food I had in Seattle area. Good option for both meat / kaboobs lovers and vegetarian. Great service and good food. Also I really recommend to try the Mirza Ghasemi a Northern (shomali) food which is made with eggplant, garlic, eggs. Vegetarian options: Mirza hhasemi, kashk bademjon, Also all the stews can be serve without meat.

Everything was tasty and pretty authentic. They start with a complimentary garden salad which was nice. We ordered a salad shiraz, a mast musir, kabab barg, and a shishlik kabab. I would recommend all of them but the salad shirazi. You can also ask for extra herbs and onions. There are window seats with lake view available too. All in all would recommend this place.

Average service and average food for a restaurant of that level and price. They do not even have cloth napkins. We had to ask for more paper napkins. We were five adults and 2 kids, all crammed in a four-seat table. When asked for another bigger table, the waitress told us, oh, this is our biggest table. We have served 8 people at this table!!!! Food was Okay. But their portions are very small. One order from their main Entree may not be enough for most adults.
i was not wowed or very impressed by the quality or timing nor the price fesenjan only 3 2oz pieces of chicken and not enough pomegranate molasses crushed walnuts. Food was great. place was beautiful and clean. It is kind of pricey. waitress was cleaning and rush us to leave. they pre add tip to my check without asking me. Nowhere pre add tip. that was my first visit . It might be my last. Good luck in finding parking. I wish they stop pre add tip to order without asking.
Just bad service, our server was not friendly at all (until it was time to pay of course). We walked in and no one greeted us. 18% auto-tip is mandatory, not sure if thats normal at Kirkland restaurants but I thought it was absurd. The food was OK but too expensive for the portion given. Not recommending this place to anyone.
The quality of service at this restaurant was very bad and no longer like it used be. The quality of food was horrible, did not even come close to the real tasty Persian food, not to mention the ridiculously inflated prices and the quantity of food served which appeared to be 30% less than it used to be. The restaurant mangers have bad attitude, full of empty talks, do not live up to the words they say and have no genuine regards to customers satisfaction. The pre added 20% tip without our consent and/or prior notification does not make any sense at all. They did not tell us that they added tip already which was really frustrating to us, so if you are not paying attention you may add more tips. The way we see it, that is dishonest and deceiving service. I wonder if it is legal for the restaurant to charge tips without the consent of the customer or without prior notice. Because of that, we decided to spend our money at different restaurants for future dining experiences. We do not recommend this restaurant to anyone.
Ill never come here again, they charged us an 18% mandatory tip on top of the prices are up 40%. Then messing up the checks.
A great place to try Persian food
We went many time to Zeyton and always were happy with tasty food friendly stuff and warm atmosphere , Food is delicious the most kabab barg and lamb shang , High recommend for every one
This place offers the best Persian food in Washington. I live in Seattle and regularly drive here for amazing food. From my experiences, no Persian restaurant in Seattle even comes close to Zeitoons quality. On top of that, all of the staff is super friendly and seem passionate about their work. Usually when I dine in, the owner is there helping out and working alongside her staff - it makes me feel like everyone that works here is a big family. I recommend this place to anyone looking for some delicious Persian / Middle Eastern food.

Had to try their food after being out of town for few weeks. Even though their prices are a little higher than before but makes sense since everything else is expensive these days. Yummy food, great service, friendly staff. Best Ghormeh Sabzi and koobideh in town
Had Koobideh and Barg Kabab here they were so delicious and could tell meat was fresh. Perfect service and quick to serve . For sure come back for other foods.

Great Persian food!
The stews that came with the tahdig were awesome. I liked the green one more. The rice - personally I am not a fan or crispy rice because it s too hard. The Cornish chicken dish was amazing! The chicken kabob had a meaty taste to it so if you re not a fan of that like me, then avoid. We also ordered a Sirlion spicy beef kabob which was also pretty good. We came in for a late lunch and though the food came out fast enough, the check and payment process too long even though we were the only ones there.
Great food. They were busy but the manager/owner was on top of things. The chicken breast kabobs were some of the best Ive ever had. The beef kabobs and appetizers were good as well but the chicken really stood out! Dietary restrictions: Full halal menu
Awesome food
The soltani shishlik is pretty good with lamb rack and shish kabob. Both flavored to the right amount and taste so good. I also heard my friend saying the lamb shank is very awesome, will come try next time!
This was my first time trying Persian food. I tried the mixed platter of ground beef kebab and ground chicken kebab with sour Cherry rice. It was all very good.
We ordered 3 different kabab ( no rice) with salad and we had to through out the whole salad. It seems the lettuce had been cut out for several days and it was greasy and b town. But the kabab taste good. If you want to order with no rice make sure to get no salad or keep the salad separate from the kabab s! The photo taken 30 min after receiving the order and this include the whole salad we received for 3 kabab.
Not he best Persian food I had but enough to clear the craving. Cleanness should improve though. I smelled something bad around my table. Probably need to change your cleaning cloth more often. Food is solid 4.

The meals are decent and tasty, but some of themare kind of greasy. What I didnt like was them calculating a tip for you and adding that to the bill, then asking how much more you want to tip. I usually tip more than their billed 15%, and I did here too, but I found this practice very cheap on their part. They clearly want to blow up the bill given the way they add up any small adjustment like an additional meal, and include the tip to make sure the tax does not come out of that.
Excellent meat and thats about it, everything else was pretty subpar, especially the service. Also, no vegetarian options.

I had Lima beans with lamb shank. I couldn t find any Lima beans in the rice and the lamb shank was pretty tough and cold.

They Barg kebab it was over cooked like chewing on rubber and they don t serve alcohol beverages and they have very limited sodas, they lamb shank it doesn t taste at all they rice is so dry and about their price it s over priced and so expensive more than best California Persian restaurant, also they already add the tip to our recipe wich is must be optional because we wanted water, but it took so long to refill

I can t right enough good things about this restaurant, from friendliness of owner & staff, the taste of the food which is so heavenly and authentic to cleanliness. I have been into so many Iranian and Mediterranean restaurants in Seattle and PNW area, and I rarely write reviews, but this one has been the best so far. Keep up this beauty Zeitoon Grill!
