Pricy for the quality and service. Especially appetizers and salads. $17.00 for a large plain salad? Kabab (tried koobideh and barg) was not the best. Wouldn t recommend.

We ordered koobideh and tahchin, which were slightly more expensive than other restaurants but definitely more delicious. However, what was surprising was that the total cost of our meals was less than $42, but because there was a $10 entrance fee per person, and since our group had more than 6 people (qualifying as a group), we ended up paying $74 before tax, almost double the cost of the food we ordered. In my opinion, this wasn t very reasonable. And an interesting point is that they added a 30% surcharge for groups of more than six people, which came to an additional $12. The staff s behavior was excellent. Overall, I think with this amount, I could have dined at a more luxurious restaurant, and I don t think I ll be inclined to visit this place again.

We went here for my wifes birthday dinner. She is Persian so she and the host spoke in Farsi. Our food came quickly and was quite good.

I recently visited Kayyam restaurant and was thoroughly disappointed. First, they charged us twice for the tip once as a gratuity included in the bill and again when we were paying. This felt unfair and sneaky. On top of that, the food was very average at best definitely not worth the price or the hassle. The overall experience left a bad taste, both literally and figuratively. I wont be returning and would advise others to check their bill carefully if they choose to dine here.

Tonight I had my daughter first birthday party in Khayyam restaurant the food.was amazing and the service was so perfect they Handel the kids so good I am so happy for choosing that restaurant and the cake was so delicious

Had an amazing lunch at Khayam Restaurant today! The Cholo Kebab Kubideh was absolutely delicious the kebabs were perfectly seasoned, tender, and juicy, while the fluffy saffron rice complemented it beautifully. This is my second time experiencing their food. Last time, I had kalepache as takeout. It was good, but this time we went for a dine-in lunch. I ordered gheymeh, and it was terrible. It was too watery. For everything we needed, we had to ask, especially for water, which they should serve regularly. At the end, they added $12.99 for gratuity. I attached the receipt so you can see the cost of ordering for two people from their store. This is so expensive. You can find much better options with better quality and entertainment in Newmarket and Aurora.

The food (Zeresh polo) was ok but overpriced. Persian side dishes were costly, with a $14 salad of just cucumber, tomato, and onion. Service was unprofessional; we asked for tap water several times, and our group of 12 didnt receive our food simultaneously, causing delays. There were some arguments about splitting the bills, they insisted we pay the way they wanted. The atmosphere was dull. Side dishes should be more affordable for a complete Persian experience as Persian food is usually more enjoyable with a variety of side dishes.

Too expensive with less quality. The kebabs smell awful. Used to come here often, but due to cost not matching quality, I will look further.

I like their food specially Zereshk Polo, Tachin and Gheymeh which are mostly different from other restaurants and so delicious

I went to the restaurant today with my 2 year old son for lunch. The waitress took my order and after a reasonable amount of time brought the food. The food was delicious as always. The reason why I m giving a poor review is because of the service. The waitress did not bother to check on me after serving the food even once. I was tied to the table because I couldn t leave my son alone. I wanted some condiments but of course since she never came despite me yelling for help a few times I ended up despising the food that I thought was delicious at first. The waitress truly ruined my experience and my afternoon.

We started coming here from few yrs back. Food is always good & fresh. Reasonable prices with the big portion they are serving. The personnel & the owner are always nice & polite with a smile on their faces. Lv their kale peaches, too. I recommend this place to everyone who has good taste in food

Its worth trying out smaller local restaurants like Khayyam. The food was great, the portion of the dishes were more than enough that I took the rest home for dinner. Koobideh would be better with less onions in it. But no complaints. Highly recommend.

It was the worst Persian restaurant I have ever tried. Firstly, the kebab quality was subpar, and secondly, the prices were a bit higher compared to other restaurants. They even charged $8.00 for a small yogurt and an additional $6.00 per person for a small basket of bread, which is usually complimentary in most restaurants. To top it off, when we requested a receipt after paying, they strangely refused to provide one.

Ordered kebab kobideh they added some oil on my kebab was smell like mix of another foods. Did not like it. The quality was better before.

The best Persian restaurant! My other favorite Persian restaurants started being really terrible so I m happy I found this Gem! The rice and saffron on it is magnificent. The kabab and jooje is never undercooked and never overcooked. So juicy and tender. I been here 6 times by now and it s always 10/10! Please don t ever change like the other Persian restaurants! I cannot wait to go back!

I visited this restaurent at 9:20 pm tonight only to be told that they are closed. The lady didn t even know the store hours on google maps after I told her they should update it, as it stays they close at 10pm. (As of when this review was written) I did not taste the food obviously to leave a review here, however I believe commitment to store hours are important.

The restaurant was empty and when we went inside they told that us that we cant just stand in front of the door. They ordered us to sit down. They didnt greet us or talk to us politely so we just left and went to another restaurant. Didnt try their food and wont go back again.

I called today ( 1st time) and talked to a super nice lady, asked if its possible to mix up the menu, which she kindly accommodated it. All the kebobs were delicious and very juicy, exactly the way I asked for. The young lady at front desk was very nice and the restaurant was really neat and clean. For sure I will go back there.

The online ordering platform is so bad... The workers always forget to check, and the system immediately takes your money. After placing the order we even called them to confirm some items. When arrived at the store, only then they told me they are going to start the order. The older cashier demanded I wait another hour to do the order, tried to blame this on the younger staff. Older staff woman was extremely rude, took no responsibility, insults thrown. Would not issue refund due to her negligence. So would I wait another hour for who knows what she was going to do to the food ordered after she insulted us? No Ultimately took my money, no food, and insults. Avoid this place, even when they re wrong they ll just take your money. Greedy business.

The whole fish was excellent, but the lamb shank was overcooked and dry. The service was great, but they do can better with the overall ambiance of the restaurant. I would go back for the whole fish (Sabzi Polo Fish).

Khayyam is one of the best persian food restaurant I have been. I dont think anyone can beat their quality. Always fresh and juicy. Highly recommend it to everyone. If I could give 0 stars I definitely would have. I ordered Kale and Pache and vaziri via Ubereats only for them to call half an hour later to say they only have Kaleh and Pacheh on the weekends. They switched my order to another vaziri and said would give me drinks for the price difference. Let me tell you that the drinks were not in the order I received plus food was HORRIBLE!! The worst koobideh I have tasted in my life! NOT RECOMMENDED to anyone for the awful overpriced food!

The food here is good, the owner s heart is in the right place, they are aware that their service could get better and are hiring dual language servers ( must speak farsi and english). They make most food from scratch so always ask how long the food takes to prepare . They have the right attitude . Ok food nothing special,was first time going there,though they use charcoal but found out that they use gas grill,we used to have charcoal cooked kobedah and chicken at another restaurants .that is why this place food was lack of flavors, dont expect service. Best Kebab in Toronto that I ever had. Jooje (chicken) was also good. Rice has authentic taste and mast (yogurt) was surprisingly big although we bough the small one. Customer service was excellent. Not recommended at all!!!!!! Kebob is not good and juicy! They will charge you only for food!! Every restaurant when we order food salad,drink or something is included but nothing for this restaurant ! I asked the lady for salad, shirazi salad 10$!!!! My friend order bamiye bademjoon they brought their food without bamiye and said sorry we don t have bamiye !!! Just bademjoon Maybe we want to change the food but you also charge us full price!!

Note however, dont come here if you are rushed. Our orders have taken longer, but when you get the food youll see the quality of care that is put into every dish. We love the koobideh kabobs, lamb shank is insanely good, the pomegranate walnut stew is so good. Just try it, seriously. The rice is so good, I dont know how they make it so delicious. If you are looking for a high-rated Persian food in neighborhood same as me, and you find the plaza, but you couldn t find Khayam restaurant in plaza, don t give up! The sign is not clear and inside is dark, so you barely could find out it s a restaurant. It means they are not good in marketing, but for sure they are good in cooking and their food is delicious. Kebab is juicy and the rice is perfect. Cozy clean environment. We just enjoyed our food and will be back soon!

This was an absolutely stellar experience. Went here tonight for a birthday party with a dozen other guests, and the service was stellar. The appetizers of the eggplant pâté, along with the potatoes were beautifully balanced in flavor and texture. When it came to the main courses, the veal, the kubideh and the lamb shanks were moist, perfectly seasoned and succulent. The kitchen and staff definitely know their craft. Highly recommended for families and large groups, and the beautiful Persian music just tops it off greatly for the night. Merci!

Amazing food worth the drive up from the city

Fantastic meal - took a party of 12 there and had great appetizers and entrées. So much food that we had to take some to go!

The food itself was an amazing experience, but the service was even better! I called to order takeout, and explained to the lovely woman who answered the phone, that I had never had Persian food before. She was so incredibly kind, and helpful, and I felt as though I was talking to a close family member. The food was also so so good! Will definitely be returning

We order Chicken kebab. It took very long to bring the food. The gentleman took the order was very polite and offered some free appetizer because of the delay. However the girl at the counter was very rude and when I asked a question She behaved like I want to fool her to pay less. I paid the bill plus the regular 15% tip but will never come back there. One star for weird and rude behaviour quality food is available everywhere in GTA

This was my worst Persian food experience. Not only did the food not have any taste, the service was even worse. Our appetizer arrived at the end of our meal. Everything tasted old and stale and the waiter had no idea what he was doing. Expect to wait 45-60 minutes for your order. They need to seriously rethink this restaurant business.

I heard about it and wanted to try it. I orderd online and drove there from downtown but while the google map was showing the store is open unfortunately there was close. I stay there over half an hour and backed home with nothing . They scheduled is not updat properly on online platforms. Please call before going there.

Edited review-torsh kebab was terrible. Id only advise getting the stews Original review- Great tasting food, but completely disorganized kitchen. Food is generally ready 30mins later than they say on the phone. Im not sure how its so disorganized considering almost all of the orders are take out. If time is not an issue, 5 star. If you need to pickup food for an event, family dinner etc, 0 star. They also are never wearing masks. This could be the best persian restaurant around if they become organized and timely.

Just moved to Newmarket and got some takeout koobideh. So glad I found my spot already! No sauce options on Uber Eats, including hot sauce. When I went in, they also told me they don t have any sauces. Some people need sauce to eat everything, so be forewarned!

Too long waiting time(>45 Min.). The price list was outdated. The bill doesnt show details, just total payment! it seems to be more expensive than similar Persian restaurants. I think many people usually are looking for tasty food with reasonable price, short waiting time, and clear/detailed bill!

We had lunch there and the food came fast. it was fresh and very tasty. We ordered baghali polo and Salar kebab.

Im not sure if this place should even be called a restaurant with the quality of food and service given. I ordered food for pick up, when I went to pay with cash they short changed me until I had to point it out. Each time I said the change didnt add up, they added one more coin until they admitted they didnt have coins. My poor review is specifically for the food though. While the presentation is perfect, nothing else is. I had to add tons of salt and pepper just to get some flavor and each bite tasted the way a kitchen sink smells. $55 (two plates) spent for nothing. Definitely wont recommend this place to anyone

Today I was at Khayam restaurant for lunch and I ordered Qorme Sabzi, it was the best food I ate and I thank Mrs. Shabnam for her excellent service.

We ordered one Vaziri Kebab with rice today, that was included of one skewer of Chiken and Koobideh, im saying owners: that is Not Koobideh dears!! YOU all are doing wrong job, service was pour plus prices high. Thx

Khayyam Restaurant on Davis Street We went there for dinner with friends last week The quality of the food was not bad and considering the price of the menu, the food was very little When my friend complained to the restaurant manager, he did not accept it and said that only you have this problem!!!! Anyway, when we went to the cashier to pay, they didnt give us a bill And unfortunately, they calculated the prices much higher than the menu

We only ordered two salads. When he brought the menu, he said the prices were two or three dollars higher. They werent...the quality of the salad was awful...my friend also ordered sabzi pilaf and fish, it was awful They didnt give us the bill either.. Their attitude towards criticism was very bad and they didnt accept criticism at all Vegetarian options: The salad was awful... and the service and everything

Delicious food and best costumer service

This is certainly a hidden gem in Newmarket and an extremely welcome surprise. I have had Persian cuisine before but never have I found a restaurant so willing to be bold with the flavours of its culinary heritage. The atmosphere is nice, a beautifully decorated single room with an austere and tasteful atmosphere. The staff was patient and welcoming as I bumbled through the menu and relied heavily on advice. The real star is the food. Each dish is presented with a keen attention to detail and presentation. The old adage that your first bite is with your eyes lends itself to Khayyam having one of the best first bites Ive ever seen. The real test, the taste, is where the food really shines. Many times it can be the inclination to westernized flavours and make things more bland - whatever the reason many Persian restaurants do this, Khayyam not only stands ahead of the curve, its on another level. The flavours are bright and vibrant - contrasting fresh herbs and oils with savory roasted vegetables and stewed meats. Every bite brings a new combination to the palate and gives a greater dining experience than any other Ive had in the GTA. If you love Persian food, indeed, if you love food of any kind, Khayyam should be a must-visit location for a simple lunch or a rewarding night out!

Beware! After spending close to $90 on lunch for two, I must say that the food was very poor quality. The koobideh tasted like kotlet, and the Fezenjoon stew was so sour that we could not finish it. The best dish was the yogurt dip. I am Persian and I love Persian food, and this was not a place I would go to again.

The best Persian restaurant Ive tried so far with the best price to quality ratio. Their kebabs were absolutely amazing and yogurt appetizer was very refreshing. They have an unique take on the rice which is definitely a thing as well. I would definitely like to revisit and try more of the items on their menu!

One of the worst persian restaurants that i know! Service = 0 They cant handle the orders

They cancel our orders after 1hour for 2days!! If you cant take the order why make the options available on Uber?!!!! Zero Star!

Never order from this restaurant especially by uber eat. They cancelled our orders after accepting it. This restaurant accept your order, while you are waiting for your order to arrive, they will cancel after half and hour or maybe more. Then when you call them and ask why the cancel, they simply tell you they dont have material to make that food or they have problem with uber eat or ....

Authentic persian cuisine, good prices and large portions.

Every time I get Fesenjoon from this place It s like my mom made it for me! that s how tasty and delicious it is I tried couple dishes here and I liked them all but Fesenjoon is my favorite!
