While visiting a friend in Richmond, it was suggested that we stop at KATS. What a great choice. I had the Shrimp Po-boy and it was absolutely delicious. Kudos to Aaron the owner, who came by to personally stopped to inquire on the food and service. Thanks KATS Lee / Raleigh, NC

My husband and I were in today for breakfast. We ordered the maple chicken and bacon sandwich, breakfast torpedo (bacon), and the biscuits and gravy. Everything was absolutely amazing. Their gravy is absolutely outstanding (like seriously amazing), so wholesome, flavorful and stick to your ribs good and the biscuits did not get overly soggy and held the gravy perfectly. My husband destroyed his chicken and bacon sandwich and the torpedo was amazing!! The staff is extremely friendly and they were playing great music to get the morning going. As we ate, the staff was working hard, hand pounding chicken, making sauces from scratch, just like watching your beloved family member in the kitchen preparing a home cooked meal. A true hidden gem in RVA. Check them out! You won t regret it!

Ive lived and traveled across the US and one of my favorite dishes is biscuits & gravy. This was hands-down one of the best Ive ever had - biscuits were fluffy on the inside and the sausage gravy had a unique zesty flavor to it. The location being inside an office building is odd, but dont let that put you off.

I had the fried chicken on a biscuit it was the perfect, authentic delicious Southern breakfast. Great ambiance. I love the fun, upbeat music, classic hits. Super clean and great service.

This was the worst breakfast experience ever! From the Home fries to scrambled eggs, everything was so salty. The cook did offer a different side to replace the salty home fries so I ordered the grits. The grits were sooo thick that I thought the server mistakenly gave me a side of scrambled eggs, just horrible. I ordered ham to go with my breakfast not knowing that I was going to receive 2 slices of ham deli meat! I will never eat at this place again. Advice to the cook, lay off the salt or take the salt of of the table. Make sure you customers know that your Ham is deli meat.

I went for lunch in the middle of a research trip to the Library of Virginia. I got the BLT and fries. They were excellent. I think they twice-fry the fries, so they are the perfect kind of crispy and delicious. The BLT had a ton of bacon on it, the best tomato Ive had in Virginia since 2003, and great sourdough. Love their selection of hot sauces (I made a small pool of Tiger Sauce in the corner of my box to dip both fries and BLT in--it was all I could have asked for). I was thrilled with this lunch. Went back to the library to look at microfilm of chain gang labor punishment reports in the 1920s--you need sustenance for that, and I had it.

What a gem in downtown Richmond! Friendly, fast, reasonable prices and above all delicious. Ended up getting breakfast here 3 days running while in town on business. Special shout out to Aaron the chef and the lovely lady working this security desk in the lobby!

The food was absolutely FANTASTIC!! The cooks and employees were very sweet and attentive. I got the French toast, breakfast sandwich with hash brown/egg/sausage, and a side of ONE egg. THEY GAVE ME TWO!!! how neat :) They were so sweet and the eggs were perfectly cooked. I hope to come here again some day.

It baffles me how this place has such good reviews. Maybe it is just intended to be a quick breakfast spot for working locals, in which case, it does its job. But if you are here on a trip, don t waste your breakfast. The avocado toast was literally just sliced avocado with egg and feta, no seasoning, on sourdough that tasted more like white bread. The coffee was the most watery coffee I have ever tasted. Not bad tasting, just not very tasting at all. A member of our party was assured that the home fries did not have onion by the cashier (he has dietary restriction), but the home fries were, upon first bite, clearly smothered in onion powder. The breakfast burrito was soggy, too. To put it lightly, this place was disappointing.

I just left from getting 2 pork chop sandwiches an a side of fries an it was delicious I also grab a strawberry shortcake cup from another lady that was in there as well an everything was good I will be returning to try something else it was my first time but it want be my last 10/10

My Wife, granddaughter and I were visiting from Greenville NC last week. We walked in customers and walked out family. Food and atmosphere is outstanding and they treated us like weve known each other our whole life. I would highly recommend this restaurant and will definitely be back our next visit to Richmond

Hey y all, just made my first visit to Kat s Breakfast & Lunch and let me tell you, it did not disappoint! Walked in and was hit right away with the aroma of pure deliciousness. Had the Franklin Street breakfast plate bacon scrambled eggs with cheese, a side of sausage patty, and a biscuit. Everything was cooked to perfection, seasoned to the gods, and literally perfect it slapped so hard! Im so happy to have found this gem, can t wait to try something from their lunch menu next. Sad theyre closed on weekends, because, a breakfast this good definitely deserves a nap afterward. Ive finally found a spot close to work with GREAT FOOD, SERVICE, and REASONABLE PRICES. Already planning my next visit!

Kats is a great, quick and tasty breakfast place. A little hard to find, because you think you re walking into an office building, but the lady at the front desk knew exactly why I was there and pointed me in the right direction. The collection of hot sauces they have is fire!

Far and away the best breakfast sandwiches in RVA. Some have complained that it can be tough to find this spot, but that s what makes it all the more cool and unique. The biscuits are so soft and fluffy, but still hold their shape. The grits? Heavenly buttery, smooth and not too sweet. And if you like hot sauce, Kat s has a whole wall of sauces that the staff will give recommendations for. Speaking of which, the staff is the cherry on top such friendly, welcoming people, especially Aaron on the grill and register. We had a wonderful time stopping in at Kat s this week for breakfast while visiting Richmond. The only thing that made us upset, was that there were only open on weekdays lol. The food tastes great, the people are very friendly and accommodating, and the atmosphere is super inviting. If you haven t been, please go you won t be mad at the decision!

First time. My grandkids had French toast, which was very delicious and plenty of it. I had the Southside combo, bacon was very delicious, the scrambled eggs were cooked to perfection. I did not like the sausage gravy, the taste was off.

This was a simple, down to earth breakfast place. It is inside an office building but had no trouble finding it. The biscuit was delicious, and their housemade gravy was not too salty and was yummy (this is a big deal coming from someone who doesn t like gravy). I loved the herby flavor of the gravy. I guess my expectations were too high when someone posted it was the best breakfast in Richmond. Kats was fine. The eggs, bacon, potatoes and croissant were standard quality and reasonably priced. The cashier rolled her eyes at the old woman in front of me in line because I guess she was taking too long to order; otherwise the cooks were nice and funny. I should have waited for the fresh pot of coffee. Everything was clean.

Wonderful Grits and Gravy! A++++. Im from Massachusetts planning my next visit!

First time trying this place. Everyone in my party was very happy with what they got. The portions were plenty. The burger with the bologna was ridiculous, in a good way. The presentation was outstanding and the taste was on point. I had the turkey, Brie, and apple butter sandwich. Very balanced flavor and everything worked in support of each other. I would recommend!

I ve been out of work due to surgery. My sis in invited us to Katz. We have been like 3-4 times at this point in less than a month. I love the French toast. I ask for the Franklin St. (or the 301, whichever doesn t come with French toast) and ask for the French toast as my bread. It s been perfect every time. The grits. Bacon. Potatoes. Today I went to a place, something about first or watch. Katz hands down is waaaaaaay better. It s pays to rock with the locals. I wish I would ve took the drive to Katz today lol.

Sooooo unbelievably AMAZING!!!! BEST French toast and I am from Cali LA area. This is by far the most delicious French toast Ive ever had!!!! Food is so fresh and yummy. My husband had a coffee and the plate with eggs potatoes bacon and choice of bread(he got a biscuit with gravy) he devoured it. I had the breakfast torpedo. It had eggs, potatoes, sausage salsa,cheese, in a flour tortilla with salsa on the side it was so good. We got a half order of French toast to share and O BOY!!! We will definitely be coming back. Also the customer service was EXCELLENT. Everyone was sooo nice and friendly made us feel very welcomed. Great prices great food and great people cant get any better!!! *I didnt get pics of our other food we devoured it the second it came out

Quick, Hot and Good!! Wonderful spot tucked in an office building. Clean, bright ( lots windows). Parking was a little bit of a challenge but we hung in there and it was ABSOLUTELY worth it! We had the sourdough french toast and the Grits & Gravy ( there are eggs, bacon and cheddar in there too). SO so good! Wonderful Owner and staff!

Tasty, fairly priced breakfast. My Southside combo (biscuit/gravy/scrambled eggs with delicious bacon) was excellent for under $8. In 2023 in a downtown area, its a deal. French toast was excellent too.

All of the food we ordered is very bland. Had the avocado toast, it came with no seasoning, a very overcooked egg, a mess of browning avocado, on a plain untrusted piece of white sandwich bread. The veggie omellte smelled rotten when I opened the container making me think the spinach inside was not good, it was also sitting in a pool of liquid in the container. Home fries and grits were the only decent items but the home fries had a really weird after taste and the grits were very gritty i.e. undercooked.

Absolutely delicious and the atmosphere was great. From the super friendly staff to the mouth watering food , it was perfect. I know everyone wants to see the food pics, but we dug in to soon.

Firstly, the two gentlemen working this morning are very kind and accommodating. Finding the entrance is a bit tricky through the residential building entrance, make a right after security. Several great breakfast food options!

The chicken in the chicken biscuit was not dry and flavorful. The biscuit itself was moist in the inside and crispy on the outside. Overall I give Kat s a 10/10.

Snagged a breakfast dilla and a western omelet. Food was fired up quickly and tasted really good. Portions were spot on, the dilla was hearty enough for 2 people. Staff was friendly. If youre in the neighborhood you should definitely stop by if you need a bite to eat.

Been in town for work and trying to go to every place the locals I met recomended. I was rather disappointed in most places but the food here is absolutely fantastic.

Awesome place I brought my in-laws from India and they loved it. Unique atmosphere, the breakfast dishes are all incredible. Parking was tricky but we finally found a paid public lot a little ways down.

Ive eaten here quite a few times, and previously tried the Cristo breakfast sandwhich. It was good the first time. This time however, it was not even edible. It was ENTIRELY too greasy. I took three napkins and soaked up grease, and still couldnt eat it. Also, they smeared the raspberry drizzle all over the sandwhich. Ill skip this...from now on.

Found this spot on Google while waiting for my mom to get surgery at VCU Hospital. Nice short walk there (15 min), clean restaurant, greeted and assisted by staff, great quick customer service, and delicious food! I love that it felt like I was eating a home cooked meal but at a restaurant. Highly recommend!

Found this place on Google. I got the veggie omelette and the western omelette to go. Everything looked so delicious and their prices a great. Nice laid back atmosphere if you want to dine in. I will dine in next time.

I dont know how but Kats makes the best breakfast sandwiches I have ever tasted. Like ever. Im from New Jersey, which prides itself on breakfast sandwiches and I finally found something in Richmond just as good if not better. Everyone here is also super nice and my food is always ready when I order online before I even get there. Im glad I work so close by! I am now a Kats loyalist.

This place is an awesome spot for breakfast! My husband and I got the veggie omelets and honestly, its the best omelet I have EVER had! Stuffed full with veggies and cheese, not too much egg/egg flavor that came through (which I prefer.) The staff here was super nice as well! We wished we had more time in town to return for another breakfast. Highly recommend! Vegetarian options: Veggie omelet is totally worth it and very filling! Stuffed full of veggies and cheese. Yum!

Great food and great customer service!

Very few spots cooking real food are open early enough for me. This place is the best out of the short list even if they dont open till 8. I need calories without all the grease and sugar, but Im also a snob about flavor. These folks cook really simple, good food, and theyre really nice. Prices are low enough I can swing through once a week, though they could be charging more. The only improvement would be to open a half hour earlier ;) super chill variety of hot sauces, no cholula though.

First off, if you havent been here before you have to enter through the unsigned building entrance. Turn left at the security desk. This food was so delicious, quick and service was very good! Highly recommend. Will be back! Parking: I parked on the street for free about 5 blocks away on 3rd and Franklin and walked. Otherwise its unfortunately pay by app all over downtown which is a real bummer. Of course after this delicious food, the walk was needed!

Western omlette was best Ive ever tasted. Proportion of ham pepper and cheese were right on and very moist. The maple glazed chicken and bacon on a bagel was an awesome combination. Enough to share but why would you....it was delicious. This is a breakfast stop you wont want to miss.

I had breakfast for lunch, and it was excellent (2nd breakfast? elevensies?). The French toast and sausage were both awesome. Next time Ill ask them to hold the powdered sugar, but other than that, everything was perfect: just the way I like em.

I wanted an omelet but didnt like their selections on the menu. So I asked if I could get a sausage mushroom and onion omelet. They have eggs, they have sausage, they have mushrooms, they have onions but were unwilling to to make me an omelet. Adios muchacho. In response to your response, I had asked if I could have a sausage onion and mushroom omelet. Your lovely cashier said that was not possible and that I had to get an omelet that was on the menu. So I did in fact ask for a specific omelet and I was told flatly NO. So perhaps some cashier training might be in order.

We came here based on a Google search and wow! My new favorite breakfast/lunch place in Virginia! We live 30 mins away and best believe we will be driving here a few times a month to get this good ELEVATED HOME COOKING. Great job Kats

A hidden gem... went recently with my family and was surprised. Ive lived in Richmond for about 2 years in total and this is a SOLID breakfast and lunch place. Its within a corporate building, but has such a New York style twist to it. Definitely recommending to my friends outside of Richmond area to come here for a bite to eat!

The Gordon Bleu sandwich was amazing. And they have a huge selection of hot sauces to choose from. They staff was very attentive and friendly

Went for the first time yesterday, and I cant say enough. Absolutely amazing. Great food, super affordable and big portions. The cafe was clean and inviting: cozy without being cramped. Definitely going to be a regular going forward.

I walk into a beautiful establishment.. clean and very nice. I have my hopes very high. Now I am sure they have great items on the menu but biscuit and gravy is not their speciality. Horrible. I would still try it for other items. But don t get that.

Pretty good standard fare, like normal Sysco style, well cooked and presented well, but, just a bit too much salt on lunch fries and breakfast home fries. Really good value for the money overall and ALL staff are very attentive and friendly. Very rare in this type of establishment. Even the biscuits are good...

I was recently in town for a day while my wife attended a training. That left me free to roam around and search for a late-ish breakfast in Richmond. Randomly found this place after searching in the vicinity of my AirBNB. I was skeptical of a breakfast/lunch counter in an office building, but the good reviews convinced me to give it a try. I am glad I gave KAT S an opportunity! I had the Good Grits & Gravy, which was an excellent choice. I live in DC but am originally from a part of the country where grits and sausage gravy are a staple, so it was wonderful to find a place that reminded me a bit of home. I will definitely try to make it back the next time I m visiting Richmond!

We randomly decided to try Kat s this week, looking for breakfast. I wasn t too hungry but knew a build your own breakfast sandwich would do. Mannnnnnnnnnnn that croissant and apple butter is some else. My mouth is watering just thinking about it the potatoes were okay, because they re small it seems they cook faster, I d try another side next time. I want to come back and get lunch! The place is hidden in an office building on the first floor, it s really cool. Nice city view too if you decide to eat in! Placed my order over the phone to pick up, staff was friendly and helpful. They also have online ordering! Oh and did I mention the prices are super reasonable, I was honestly shocked how low they are in this economy

Super friendly crew and incredible sandwiches. I had an issue paying with my card (visiting from Australia so issue was on me not them) and the lady at the register helped direct me to the nearest ATM and I came back with cash shortly after. Id share a picture but it would be of an empty container because I couldnt wait to dive in! I love good presentations of my food and they did it right. The chicken BLT is everything I could ever want; added avocado too Love the option of Thigh or breast meat and its not overly breaded. Definitely my new favorite and the staff there are super friendly!

Apples and french toast were great. We also got the breakfast sandwich with apple butter, it was unique but not something wed order again.

Finally a place to get a decent breakfast near my job! Very friendly people behind the counter, great food. Egg sandwich was perfect, will be back! Fast forward to August. Apparently there are new owners. Food not as good as it once was, very disappointing. I won t be returning.

I stopped in for the first time today at approx 8am while I was downtown getting my car serviced. Very clean place, good food, and extremely friendly staff, they welcome you the minute you walk in the door and service was awesome! Kudos to the staff! I wish everyone was this friendly and helpful.

I usually come here all the time to get something to eat in the morning when I m At work but this time it s like they was rushing to cook my food. I got the 701 combo and my fried apples doesn t even taste like it have cinnamon or anything on it smh

A hidden gem! Tucked past the lobby of an office building, I came here for breakfast sandwiches with a friend who d tried their food before. I never would ve thought twice to stop in if she hadn t praised them so highly - and she was right! The workers couldn t be nicer and the prices are the best value for delicious cooked to order breakfast that you can get in all of downtown. Fun fact, though it doesn t explicitly list it on the build-your-own-breakfast-sandwich section, they can make your sammy on ciabatta bread if they have it in stock. Delicious! Will definitely be coming back.

2nd experience. I brought my Mom w/me today. She loves french toast. she really did say it was possibly the best ever. I had the Cristo sandwich, simply amazing. A great experience. They didnt have the lemon cake this time. I look forward to it on my next visit.

So can I give it 6 stars? The food was exactly what I was hoping it would taste like. Perfectly done breakfast sandwich. Tasty and home fries were great to go with it. But the customer service. Theyre attentive they keep checking on you and they keep the place beautifully clean. Very glad I found this hole in the wall.

Havent been here in a while and now I remember why. $17 for a plain cheeseburger (low quality, unseasoned, frozen patty), fries and a bottled soda? I was the only one in the place at the time and it took a long time to get food. It would be very hard to justify returning to try anything else based on the prices, food quality, and speed at lunch time.

This is a small business in the heart of downtown. Turning out fast breakfast and brunch items There are lines out to the door. I highly recommend ordering 20 to 30 minutes earlier if time is a concern. Potions are good, and food taste delicious. It s two or three people working behind the counter only. Tip them well, they are living the American dream. Again, this is a small business, and it s beautiful to see small businesses coming back again. Vegetarian options: You can order certain things without meat, they will gladly accommodate it. Parking: There is plenty of parking nearby, but you ll have to pay.

It was my first time visiting Kats Breakfast and I must say it was a awesome choice and experience!!! I planned to make a to-go order but the atmosphere/ombiance drew me to sit down and enjoy my food there. The staff all had smiles on their faces and I actually felt that they enjoyed working there. As I was eating, I wasnt sure if it was the owner or not (but Im gonna say he was lol) but, he came over to my table and asked if I needed anything and if I was enjoying the food and then handed me partial of my $ back because he said that I was accidentally over charged, I insisted that he keep it because the food was amazing and everyone surely deserved kudos! Of course he wouldnt take it lol! I just wanted to say how thankful and proud to have received such outstanding service and honesty. Thank you soooo much KATS BREAKFAST AND LUNCH!!!! FYI I left the refund in tip cup by the register

Ugh, Im conflicted. The food was quite good but either the mushrooms or Cajun fries had a bad batch and caused me to throw up. Avoid those and youll probably be fine.
