Got in at last minute before the reservation crowd. Everything as fine. Staff v accommodating but really busy once it got full. Thefood was fine but not stellar I wanted fish and chips. The chips were great. The battered fish was over deep fried... too flaky crispy. They took too long to bring my icecream for Mr apple crumble...which by the way was very nice. But I like it w ice cream melting. So, four stars but, i have heard it's usually a great place to go. Will give it another try.
Absolutely delicious food and affordable too! The band was amazing and set the tone! I highly recommend the rose penne pasta with shrimp as it was delightful, as well as the fish and chips! Everything we got was amazing! The Oaks Restaurant and Tearoom is also perfect for families of all ages!
Restaurant was cool and needed our coats on. Waitress turned the heat up for us. I had the Curry bowl and there was so little food, I had to go home and make some food in order to feel full. The waitress never came and asked about our dinners or refilled our water glasses. Very disappointed in our experience with this place. Too many other restaurants in this town that give far superior service and dining experience.
Damn I love this place 🤦♂️ - The vibes are so genuine and chill … like cmon breh - waffle fries are so fire and the menu is so dope - love the English breakfast, ceasar wrap, short rib Benny, and all the daily deals. Real ones know - this place is the truth. Oak Bay stand up 🍻
Was looking forward to a prime rib dinner. What I was served looked like a piece of prime rib totally covered in gravy and half buried in creamed potatoes. The Yorkshire pudding was more like a cake and distantly tasted like a Yorkshire pudding. It was not good. Only ate enough to get the taste. The meat was more like a thick slice of roast beef. I asked for rare and got something well done. It took better than a half hour to receive the meal after we ordered. The place was cold and the ceiling fan over our table made it feel like we were in a wind storm making it very uncomfortable. The servers were just okay. Not going there again

I recently discovered Oak Bay Tea Room, and I was thoroughly impressed! The vibe is absolutely delightful, making it a perfect spot to unwind. It's important to note that the tea room section is only open until 5 PM, so plan accordingly to enjoy that charming part of the experience. Initially, I was drawn to this place because of the enticing pictures and glowing reviews about their tea service. We ended up staying for dinner, and every dish we ordered was delicious. The quality of the food exceeded my expectations. I'll definitely be returning and can't help but wonder why I hadn't known about this gem before. Highly recommend for both tea enthusiasts and those looking for a great dining experience!
First time here and I must say we were very impressed. I heard about it on the radio and brought my wife for the high tea. It was family day so our Son came too, he had pasta I had the Monty Christo and there were too many cakes and savories for my wife to finish. So many choices on the menu we will definitely be back, super friendly staff and the food was awesome.
Great time in the historic Oaks Restaurant..The service was spot on even when its busy the menu covered all the bases ...and we discovered they are open early for breakfast...and the ocean views are spectacular.
Walked in and read the sign sit down at a open table, did so and was chastised for doing so, being told that the lunch hour will be coming in and that I will have to move. No lunch rush came in.

Oaks is a family friendly restaurant in the heart of Oak Bay in need of a a competent cook and reasonably helpful servers. Due to its location, we keep trying their breakfasts, lunches and dinners, only to be disappointed sometimes by poor quality of service but unfortunately always by the poor quality of the cooking. Last evening was a case in point where my companions quesadilla tortilla was burnt(its contents delicious)and my sandwich served on a bread I hadn t ordered. The server even had the temerity to insist it was the bread I d asked for either because it too was burnt and she couldn t tell or she was flat out lying. The second server brought a replacement and apologized for the mistake.W d like a quality family friendly restaurant in the area.
For me, it was better when it was known as The Blethering Place. Its lost its charm. When we were there, it was crowded and noisy. The food was fine, but I probably wont visit again.

Went there on a Friday evening with family. Great service considering how busy it was, great food and portions, prices were very fair and we loved the live band. Will definitely revisit.
Prepare for a very long wait and rude service in case that is full. The patio its too to enjoy it and they wont pay attention unless you call them.
We waited 35 minutes before we even had a glass of water. 40 minutes for our coffees. Our food arrived 1 hour and 15 minutes after we arrived (we had a reservation). Breakfast was very disappointing. We ordered Bennies. The eggs were supposed to be medium but were all over cooked. There was hardly any hollandaise sauce and the potatoes were dried up and cold over cooked little chips. Not even a piece of fruit on the plate. It was Monday, Thanksgiving. The staff was working as hard and fast as they could. But the whole place was waiting long periods for their food. So why did they keep letting people come in off the street? Surely the solution was to limit the number of tables they were trying to serve. I was so embarrassed after recommending this place to my out of town guests.

I have been here several times because I want to like it- a cool heritage building in oakbay for afternoon tea. But it is 1. dirty (back room/kitchen looks crammed and disorganized) 2. incredibly slow and rude service (no napkins, food came out all at different times so our group couldnt eat together and one couldnt eat at all because we had to leave). 3. food was objectively bad (not to mention whipped cream on scones instead of clotted?) I want to come back but this place needs serious improvements- I hate to leave a bad review but do so only so as to help inform what could be an absolutely lovely business. The old folk regulars who keep this place running wont be around forever and if you want to keep young people coming back... 1. deep clean everything and get rid of clutter/disorganization in the back 2. better ingredients and chefs 3. improve customer service and attention to detail
Four of us for lunch. Two meals were inedible. The quesadillas were either over-warmed or just stale, but were too tough to eat. The other two meals were just edible but not good. Horrible excuse for hash browns, probably prepackaged frozen potatoes. Coffee at $4.25 plus tax is absurdly overpriced. We wont be back.

I do not recommend this place at all. I came in for my lunch break and the utensils were dirty and the service wasnt that great. Also I ordered a ceaser and it came with the very basic no name brand . Im not a fan of this place
Delish Haddock and salmon bennies!
I took my friends to the restaurant. One older lady was mean to us and didn t want to allow us to share a dish. I explained that I had been there several times before with no issues. She finally allowed it but warned that it wouldn t happen again for any of us at the table. She had a very negative attitude. I won t be coming back again.
Great family place . Fantastic food, cosy and welcoming, good deals and prices. Portions are good. Our family of five were well served with the full rack of ribs and fries. Can t say enough.
If youre after fresh ingredients or locally sourced, keep looking. Breakfast potatoes were from a factory and shipped to them frozen Im sure. My wifes only syrup option was the brown colored, thick consistency corn syrup packets also shipped from a factory. Overall, a big disappointment. Seemed to be plenty of locals here who, I guess, enjoy this fare. We did not.
Was the worst service we ve ever had. Waited 20 minutes to be greeted, food came out without napkins or cutlery, no one checked on us for the entirety of the service and the other two tables outside were ignored also. Went for the special, we know it was busy but that was honestly terrible. Atmosphere
Me and my good friends came down to Oaks to have a quick bite and looks over to the chalkboard and we see the words written best brownie and Victoria. I was delighted surprised by the brownies. Id like to give them a nine out of 10. My wifes boyfriend loves these brownies.

The Hop on Hop Off driver suggested this place for breakfast and it did not disappoint. Would eat there again if I come back to Victoria.
High tea - very good value for money. Very large scone and trifle - both very good. The rest was also quite good. We have had tea many different places over the years (usually much more) and full value for $32 here. Only minor quibbles would be nicer to have a larger tea selection and the Nanaimo Bar should be served cold. But definitely be back.

This place is a real gem, and cant be beat for friendliness, service and traditional fare. Its a large space so it can accommodate various size groups if needed. No loud music, so you can actually hear each other talk which is a real bonus! The scones come with Jam and whipped cream on the side and the tea is served in ceramic teapots. And best of all, they serve a smaller afternoon tea for $19 and a large one for $34. Best deal in town! Dietary restrictions: Gluten-Free brownies available
Service was very slow and it was 1:30 on a Wednesday. BLT with guacamole was kind of toasted, cold and toasted on edges, lots of lettuce, one piece of bacon and hard pressed to find quacamole. Friend had Salmon bowl...hardly any teriyaki sauce and carrots were about 2 inch chunks and had trouble cutting it into bite size pieces.
After dining here often, I have found that their fries never arrive hot, but barely warm on my plate and usually over done. On several visits here, my husband has ordered items to include prawns as a choice, only to his orders arriving with chicken instead! The server is always very apologetic. So...he keeps the dish & eats it anyway. We think they are often OUT of prawns and do not say so! Honestly this is one of my favorite restaurants. Its got an excellent menu, and the staff is very friendly. Ive never had a meal that I didnt enjoy. Plus its got a great vibe, highly recommend.

The Oaks often has live music on Friday nights which adds to the ambiance. The portions are generous and the prices are reasonable.
I had the chicken parmesan, which was enough to inspire me to jump into my phone while still at the table and give these guys a 5-star. Big portion (both the chicken and the accompanying pasta) that left me stuffed, and it was cooked beautifully with very nice, crisp breading. Im too stuffed for the brownie so Ill come back and get that next time. And the missus reports that her fish and chips was great too.

First time here, everything was great.
Phoned and booked a table for 3 by the window. When we arrived, we had to guess where our table was. There was a Do Not Sit Here sign on the table. We eventually found a staff member and asked if this was were we should sit. I ordered a Monte Cristo (without dressing) using sour dough bread. What arrived was a cold, dry sandwich containing shredded ham and turkey. It hadnt been dipped in egg and there was no cheese in it. The fries were cold and hard. One word describes it - awful! Save your money!

Great little place, unfortunately the rigatoni dish leads much to be desired. The meat sauce is almost slickly sweet, and the pasta is low quality. I would suggest sticking to tea if you come here.
A fun experience for the whole family, unless you are a wheelchair user. They have tables near the door, but youre out of the servers eyeline so the quality of service goes down.

Great times for new year eve
We came for afternoon tea and asked specifically about it. After we were seated and ordered they told us it will be 25 min wait. We were ok with it but after 10 min another server came back and said sorry they are not doing anymore tea. It was not welcoming environment and looked like they didn t want to serve us at all. We felt discriminated. Save your money and time and go somewhere else. This is not worth.
Nice butternut soup and sandwich but nothing spectacular. They get busy at lunchtime. I found that it is not as good as it was pre covid but that has happened to many restaurants. I would say it is okay in a pinch.
My wife had eggshell and two hairs in her food. My own food was delicious and had no problem.

The high-tea itself is probably only worth three stars; although that is reflected in the price of the tea. It was cute and decent enough, but definitely not up to English standards. It still made for a fun afternoon. The restaurant was busy and clean. The staff was very friendly.

This is a very unique place! Oldest building in Oak Bay. A YUGE menu, which can be daunting to get through, but everything we had was quite tasty! Fair prices, electric crowd, warm service. More than meets the eye!

I went mid-morning for a late breakfast, and found the service and food fantastic - excellent bacon and eggs and a home-made style marmalade that I really enjoyed. Returning on the weekend with my family, we had the opposite experience. Food was OK, but not spectacular, and service was slow. Admittedly it was a very busy time but the slow service and food that had obviously been waiting to be delivered spoiled the experience. Id go back again, but Id definitely not go at a busy time.

The interior is warm but if you are coming here for good service or good food..... GO ELSEWHERE!! We waited for over 10 minutes before a waitress came to our table. She was rude, not helpful and dismissive. When we finally got our meal she forgot the cream for my tea and although I reminded her she didnt bring it. I finally asked another woman if I could have some. I also asked 3 times for the jam I had told her I wanted when I gave her my original order. Although she said yes twice, it never appeared. One of the worst breakfasts Ive had and the Welsh rarebit that my partner had was not edible. After all this when we asked for the check she didnt bring it. We finally went to the bar to pay it. Needless to say with no tip, which rarely happens with us. We are 20% tippers. I would never eat here again......nor should you
Dropped in on Friday after work for Haddock and chips special. We asked for half salad half chips. Very nice side salad with house dressing in separate container. Entertainment was starting at 6 pm so the place was almost full with reservations.

The servers were unenthusiastic, perhaps one would even describe them as morose. Food was ok. Dessert was *terrible*! Maybe my opinion would be different if Id ordered their famous brownie but I didnt. I ordered the apple crumble, because I love apple crumble! Whatever they served me was not apple crumble. It was hot apple pie filling (I think) with a dusting of cinnamon and brown sugar. There might have been a flake or two of rolled oats in there but I dont remember, thats how memorable it was. It didnt crumble. It wasnt even baked! The ratio of ingredients was completely off. The topping is normally my favourite part but this was an unfortunate distraction from the actually warm part of the dessert which was the pie filling. Ive tasted something similar in a frozen TV dinner. Too much cinnamon, not enough crumble. Probably suitable for patrons who wear dentures. I still tipped. The servers looked like they were already having a bad day and I didnt want to add to whatever they were dealing with. If I wasnt there to socialize with my friends I would have walked out.

Love this place. We have been twice in our first four days here on the island. Friday night for fish and chips and French onion soup, then on Monday for Full Tea and the Original Burger and fries. The place is a nice old fashioned pub, with a white exterior and large black beams. Inside is full of great old tables and chairs. Our food was wonderful every time we went. I had been looking for a place with the English pub feeling and Afternoon Tea at a fair price. They have several Tea choices, full tea was only $28! Parking: You may drive back into the homes that sit in the next block/s and park along the curb for 2 hours for free, We had no issues finding parking.
That his our first visit since it had been the Blethering Place! We came for afternoon tea which was quite enjoyable. The wait staff were very efficient and also quite casual. It wasn t bad at all, just not the tearoom experience we were expecting. It felt a bit like having afternoon tea in a snug, pub or bar.
Very broad menu with weekly specials. Its in a good spot in Oak Bay and very easy to find. Wheelchair accessibility: There are multiple entrances to accommodate those with mobility enhancements.
Considering how empty the restaurant was, the service was incredibly slow, we didnt get one of the items we ordered and one item was wrong. Food was OK but not spectacular by any means.
We came here with my 3 kids and they accommodated making them pancakes even though it was not time for breakfast anymore - and they were happy to do it. Was a great experience and food was yummy.
In downtown, it would have been around $60 without tip, but I was able to enjoy afternoon tea for about half that price. I made a reservation in advance by phone, but it wasnt crowded and I was happy to be able to enjoy afternoon tea leisurely at a seat on the road side. For tea, you could choose from Earl Grey, English Breakfast, and Rose Red. Although it is a little far from downtown, it is recommended. By the way, I went on a Tuesday at 12:30pm.

Ill be making The Oaks my goto everyday restaurant. Highly recommended..... although, and this is an addition pick your time as it can be noisy and service stretched

Based on pricing g they must be struggling. Soft drinks DO NOT INCLUDE REFILLS!!!! I ASKED FOR NO ICE AND WAS SERVED A GLASS ABOUT 5 OUNCES WHILE IF YO HAVE ICE THEY SERVE A 10 OUNCE SIZE COST$3.50 yet coffee an item with a cost basis at least 10x that of soda is $3.35 and includes refills!!! Sheer lunacy will never return.

Wait staff was not attentive, when we asked for refills only 2 people of the table of 4 got them, food was subpar, I had the Shepards pie, was more gravy meat then potatoes, the ratio between them was 4:1, when the waitress would drop something off at the table she would already she turned to walk away before we could ask anything else of her (missing refills).

Just had a delicious breakfast here. Really liked the ambiance and the fact you re not sitting on top of each other like in so many other places. Our server Nicole was a real pro and simply a delight.

Our favourite daily special is the Burger and Pint on Wednesdays. Staff are very attentive, friendly, and efficient. We love going there for breakfast and lunch as well.

First time being here in years. First impressions werent great as the restaurant floor is being used as a storage room and there were staff doing paperwork at a table right at the front door. The table we sat at was dirty with lint and even after a wipe still wasnt completely clean. We opted for the tea menu and I was served lipton tea. I was quite shocked that a tea house would be serving a low quality tea. The scones were large and tasted good. The lemon tart unfortunately tasted a bit like soil. Whipped cream was runny and marmalade had orange pieces that were too big. The furnishings such as some chairs are in poor repair and some areas looked dirty. I think the establishment needs to focus on either being a tea house or a pub. Its charm from the past seems to have been lost.

Came here for dinner after a self guided bike tour of the beaches in Victoria BC with my partner. We walked in and we were kindly greeted by our server Soleil. As we sat down she immediately told us about the food special (steak & shrimp) and soup of the day. We couldnt pass on the food special so we each ordered steak and shrimp with the ceasar salad. The food was delicious. For dessert we shared the ice cream brownie sundae. Omg was it delicious! Would definitely recommend this restaurant if you live in Victoria or visiting.
Always great food and the lunch specials are highly recommended. Breakfast served till 4pm with hashbrowns that are just as delicious as the rest of the meal.
Lots of selection on the menu, reasonable prices.
Great old restaurant, great service from the server, the scone from the afternoon tea was amazing. Not probably comparable to the tea at the Empress but for $28 its good value.

Great brunch with home made jam and full english breakfasts. They have lots of gluten sensitive options and half portions for most of the breakfast meals so you can scale down to match your appetite.

I had the beef dip today. It was lacking flavour and just seemed as though no effort went into it. Disappointed.
Great spot for breakfast.
A classic restaurant and tea house with considerable local history. Relatively inexpensive with tasty daily specials, each of which has ample proportions. All tea pots are a good size and come with Royal Dalton bone china and a memorable tea spoon. Several wines and beers to match many tastes plus live music Friday evenings. Well worth the visit.
Ordered a beer with my brunch. Waited 10 minutes for my wifes drink and was assured that mine was on the way. Waited another 10 minutes and then walked to the counter. Waited another 5 mins for someone to notice me. Got my beer as my food arrived. Food was sub par. Somehow my eggs Benny was... Dry?! Hollandaise was several hours old. Ordered a eggs benedict with bacon instead of ham they suggested I sub out the tomatoes in a black stone Benny. Order the Blackstone Benny tomatoes came on it. There was three people working serving tables and probably only about 15 people in the restaurant. I have no idea how everything got messed up so badly that I probably wont ever be back.
If youre under the age of 60, would not recommend. Bland food and small portions. My sandwich was 90% bread. Service is lovely however.

Love the Oaks! Have been coming since I was a kid. Great food, lovely staff and very good prices, really homey. Come here often with family and highly recommend!

Built in 1912, this old architecture is something to be seen! First structure on Oak Bay Ave and was the first General store/ Post Office.

Went there on a Sunday, just me. They took forever to seat me. I ordered a coffee and the shortrib eggs benny, the first mug she gave had a lipstick mark on which was replaced when asked. The eggs benny there was plenty of shortrib but lacking of flavor and salt! I dont usually add extra salt after food is served but I had to. The only tasty thing was their parmesan potatoes! I would try a dinner to give them another chance.

I had a wonderful half traditional brekkie this week. Egg done to perfection, perfectly cooked bacon, nice sourdough toast and the potato cubes! Oh my goodness..they were some of the best around. And I had forgotten they can offer you a serving of homemade strawberry jam! Staff were warm and welcoming. Why not pop down and enjoy a breakfast out like I did.
What a charming Oh so lovely throw back and I definitely mean this as a compliment. The staff are delightful, knowledgeable and so out going . The food is some of the best down Home comfort food you will get anywhere. I found the decor to be fair a little dated but a huge part of its charm to making you feel at home and welcomed. If you are like me and didnt have the pleasure of stepping foot in this restaurant before do it . Awesome lunch specials as well a solid all day menue. Absolutely adore the Oaks Restaurant
My husband and I went for High Tea for me and Shepards Pie for him. He loved his dish, my tea, Orange Peoke hit the spot, the high light of the tea was the trifle so delicious.
Went there for a Meetup groups Christmas get together and really liked it. The turkey dinner was wonderful and the staff were efficient and friendly. Thanks so much for a great night!
